INVESTMENT INFO

Thank you for visiting our site and seeking more information about nonperforming

notes as an investment.

Most of our investors are normal people just like you, they are not happy with the returns they have been getting from bank CDs or they are worried about the stock market and the potential crash.  This has led them to seek alternative investment ideas.

This usually leads people to look into real estate as an investment.   The typical path is to buy a house to flip or to rent.  Soon you realize, you have just bought yourself another job.  Only this job, has tenants calling you all hours of the night or worse, police calling to let you know your job site was robbed and all of your material stolen.

We have found a better way!  What if, you could just sit back, let someone do the work for you, and you collect a check.  It really can be that simple.  Token Mortgage Group offers several different options to invest.  When you invest in notes you become the bank.  You don't own the real estate, you own the note, so you don't have to worry about the toilets or the tenants.  Best of all, your note is secured by real estate.

Private Lending Partner

Our private lending partners lend a fixed amount and get a fixed return.  Usually, this is (6-10%).  Your funds are secured by the real estate and your payments can be monthly, quarterly, or yearly.  Payment frequency will affect the interest rate earned.

Joint Venture Partner

Our joint venture partners work alongside us throughout the deals.  In return, they get 50% of the total profit of the deal.  Generally, this equates to a higher return but the timeline is longer (18-24 months).  As always the investment is secured by real estate.

IRA Investor

Many people do not know this but you can invest in real estate notes with your IRA or 401k.  That's right, do you have an old 401k from a former employer just sitting there?  You can invest it in real estate, in fact, notes are a perfect investment for the IRA investor.  Self-directed IRA's are an amazing tool to use to grow your retirement accounts tax-free or tax-deferred.  If you would like to learn more about using your IRA to invest in real estate, please contact me.
